The Landmark II Tower expansion involved safely modifying and strengthening an existing post-tensioned parking structure to support a new high-rise and park, completed with zero safety incidents.

PROJECT DETAILS

Constructed in 1988, the Landmark II Tower complex is located in Los Angeles, CA. The south side of the complex consists of a one-story building with four levels of underground parking. The north side includes a 17-story office tower with four parking levels (one above grade and three underground).

The owner wanted to expand the towers and add on to the complex. This expansion included a new 34-story apartment tower with an outdoor pool deck, new park area, and a 1,000+ car garage. The new tower’s footprint overlapped with existing structures, requiring significant modification to the post-tensioned parking structure. Additionally, to support new landscaping loads for the new park area, the substructure parking areas needed to be strengthened.

Tstrata was brought onto the project to assist in developing post-tensioning (PT) modification solutions for the structural upgrade of the existing parking garage that would accommodate the new features. Once the design was complete, the General Contractor worked with STRUCTURAL, a licensee of Tstrata, to complete the construction of the structure.

Construction of the new tower and park structure required modifying 17 PT beams. The modifications included partial demolition in level 1 and underground parking levels (slabs, beams, and columns). Following the demolition, the team shored and de-tensioned the existing PT beams, cut the existing strands, and removed concrete. The PT strands were then re-profiled and re-tensioned, anchors were installed, and the PT beams and slab were recast.

The PT modification scope of the project was ongoing throughout the COVID-19 pandemic and completed with zero OSHA recordables.
