Tstrata repaired and strengthened the aging, occupied Del Amo Fashion Center by addressing deteriorated concrete, cracks, joints, and water intrusion—using advanced repair systems and careful traffic control—completing the project safely, ahead of schedule, and within budget.
PROJECT DETAILS
An upscale, open concept shopping mall made up of 1,720,533 sf, the Del Amo Fashion Center is South Bay’s premier retail destination. The building is accented with an abundance of natural lighting, exquisite architecture, living green walls, and palm trees.
Over time, the building began to deteriorate due to its age, and the owner acted quickly to ensure the structure remained safe and kept its aesthetic value intact. Simon Properties noticed weakening expansion joints and the amount of water that was making its way into the garage. Tstrata then worked with IDS Group on material selection and bracket fabrication. The scope of work included repairing spalls and cracks with double-T stems in 51 locations through chipping away bad concrete, reforming and pouring, and wrapping Simpson Strong-Tie/Tstrata CSS V-WrapTM system.
Additional work included 500 LF of epoxy injection for tee beam flange and cracks and 320 LF of joint covers. The team repaired eight cubic feet of miscellaneous concrete spall. These repairs involved injecting cracks and patching overhead spalls. STRUCTURAL acted as a general contractor on the project, managing the repairs to damaged structural elements, such as double-T stems, joint covers, and concrete.
With this being an occupied project, traffic controls were developed to ensure that mall patrons could enter and exit safely during construction. The project was completed ahead of schedule and within budget.
